What is included at a Utmost Host cabin?
All of our cabins come fully furnished and equipped. Standard inclusions include a fully equipped kitchen with cookware, dishes and appliances, fresh linens and towels, high-speed Wi-Fi, smart TVs and a washer/dryer. Each cabin also has a digital guidebook with specific details.
Do the cabins have hot tubs?
Nearly all of our cabins have private hot tubs. There is nothing like soaking under the stars surrounded by pine trees after a day of hiking or fishing. If a hot tub is a must-have, browse our Hot Tubs collection.
Is the cabin stocked with essentials like soap and paper goods?
Yes. Every cabin is stocked with hand soap, dish soap, paper towels, toilet paper and trash bags. We also provide a starter supply of coffee, basic spices and dishwasher pods.
Is there Wi-Fi at the cabins?
Yes. All cabins have high-speed Wi-Fi. While we encourage unplugging, we know some guests need to stay connected. Note that cell service can be spotty in more remote parts of Hochatown and Broken Bow.
Do I need a 4×4 to get to the cabins?
Most of our cabins are accessible with a standard vehicle. A few properties on steeper roads may benefit from higher clearance, especially in winter weather. We provide detailed driving directions for each property when you book.
Do any of your cabins have private pools?
Yes. Select properties feature private swimming pools in addition to hot tubs. Browse our Pool Retreats collection to see all available options.
Do any cabins have saunas or steam rooms?
A few of our luxury properties include a sauna or steam room. Check the amenity list on each property page for details or contact us and we will match you with the right cabin.
Do the cabins have mountain or forest views?
Many of our cabins offer stunning views of the surrounding pine forest and rolling hills. Some feature floor-to-ceiling windows designed to bring the outdoors in. Check the photos and description on each property page.
Are there cabins near a pond or with water activities?
Some of our properties are located near ponds, creeks or Broken Bow Lake. Activities like kayaking, paddleboarding and fishing are available nearby. Check individual property descriptions for proximity to water features.
Do the cabins have fire pits?
Most of our cabins include outdoor fire pits for evening gatherings under the stars. Fire pit availability is listed in the amenities section of each property page.
Are grills provided at the cabins?
Many of our cabins come equipped with outdoor grills, either charcoal or propane. Check the amenity list on the property page and bring your own charcoal or propane if needed.
Is there a house manual or guidebook for the cabin?
Yes. Every cabin has a digital guidebook sent before your arrival. It covers everything from Wi-Fi passwords and appliance instructions to local restaurant recommendations and activity ideas specific to your property’s location.
Do any cabins have EV charging stations?
EV charger availability varies by property. Check the amenity list on individual property pages or contact us and we will help you find a cabin with charging capabilities.
Which cabins are best for large groups?
We have several cabins that sleep 8 to 12+ guests with multiple bedrooms, bunk rooms and large common areas. The Okie-A and The Evergreen Hideaway are popular choices for groups. If you need to book multiple cabins nearby, let us know and we can coordinate.
What size cabins do you offer?
Our portfolio ranges from intimate 1-bedroom cabins for couples (sleeps 2–4) to spacious multi-bedroom properties for groups of 12+. Browse our properties page to filter by guest count or contact us for a recommendation.
Can I book multiple cabins together for a large event?
Yes. If you are planning a reunion, retreat or wedding party, we can coordinate multiple cabins in the same area. Contact us with your group size and dates and we will put together options.
Do any cabins have bunk rooms for kids?
Yes. Several of our family-friendly cabins include dedicated bunk rooms that kids love. The Okie-A and The Evergreen Hideaway both feature bunk setups. Check the property details or ask our team for recommendations.
Do any cabins have game rooms?

Booking
How do I book a cabin?
Browse our available properties on the website and reach out to us directly to confirm availability. You can also call us at 580-855-4844 to speak with someone on our team. We walk you through dates, pricing and cabin details before finalizing your reservation.
What is the minimum length of stay?
Most of our cabins require a two-night minimum. This may increase to three nights during holidays, peak weekends and special events. The minimum stay for each property is listed on its page.
Can I modify my reservation dates after booking?
Date changes depend on availability and are handled on a case-by-case basis. Contact us as soon as possible if you need to adjust and we will do our best to accommodate. Rate adjustments may apply depending on the new dates.
How far in advance should I book for peak season?
Peak season in Broken Bow runs from late spring through fall, and holiday weekends book fast. We recommend reserving at least six to eight weeks out for the best selection. Hochatown events and holiday weekends can fill even earlier.
Are rates listed per night or for the full stay?
Rates on our property listings are per night. The total cost including cleaning fees and service charges is calculated during the booking process and presented before you confirm.
Do you offer discount codes or promotions?
We run seasonal promotions and returning-guest discounts throughout the year. Follow us on social media or sign up for our email list to stay in the loop. If you have a discount code, enter it during the booking process.
Is it safe to book directly through your website?
Yes. Direct bookings are processed through secure, PCI-compliant payment systems. You also get better rates and direct communication with our team. All reservations include the same per-stay damage protection you would get through Airbnb or Vrbo.
Can I save money by booking directly?
Yes. Booking through our website eliminates the service fees that Airbnb and Vrbo charge guests, which can save you hundreds of dollars on a single stay. The nightly rate and cleaning fee stay the same either way.
Why should I book directly instead of through Airbnb or Vrbo?
Booking direct saves you the service fees that third-party platforms charge, which can add up to hundreds of dollars. You also get direct access to our guest services team and flexible communication throughout your stay.
Can I book a cabin last minute?
Yes, subject to availability. Some of our cabins can be booked with as little as 24 hours notice. Contact us directly for the fastest response on last-minute availability.

What are the check-in and check-out times?
Standard check-in is 4:00 PM and check-out is 10:00 AM. Early check-in or late check-out may be available depending on the schedule. Contact us in advance to ask about availability for your dates.
How do I access the cabin when I arrive?
Each cabin has a keyless entry system. You will receive a unique access code and detailed arrival instructions from our team before check-in. Instructions include the property address, entry code, parking details and anything else you need to get settled.
Will someone be available if I have trouble at check-in?
Yes. Our guest services team is available by phone and text during check-in and throughout your stay. If you have any issues accessing the property or questions when you arrive, contact us and we will help right away.
Is there parking at the cabins?
All of our cabins have on-site parking, typically in a private driveway. The number of available spaces varies by property. If you are bringing multiple vehicles, contact us ahead of time so we can confirm parking for your cabin.

How far is Broken Bow from Dallas?
Broken Bow is approximately 3 hours (190 miles) from Dallas and about the same from Fort Worth. From Oklahoma City it is roughly 3.5 hours and from Tulsa about 3 hours. The drive takes you through scenic East Texas landscapes into the pine forests of southeastern Oklahoma.
What is there to do in Broken Bow and Hochatown?

Our Broken Bow cabins are located throughout the Hochatown and Broken Bow area in southeastern Oklahoma, nestled in the Ouachita National Forest. We also have properties in Frisco, Texas near Legacy West and PGA Frisco.
How far are the cabins from Beavers Bend State Park?
Most of our Broken Bow cabins are within 5 to 15 minutes of Beavers Bend State Park. The exact distance depends on the property. Driving directions to the park are included in each cabin’s digital guidebook.

How many days should I plan for a Broken Bow trip?
Most guests find 3 to 4 nights is the sweet spot. That gives you time to explore the park, hit a few restaurants, relax at the cabin and still have a day with no plans. Weekend warriors often do 2 nights and leave wanting more.

What payment methods do you accept?
We accept all major credit and debit cards including Visa, Mastercard and American Express. For bookings made through Airbnb or Vrbo, payment is processed through those platforms according to their terms. For direct bookings, our team will provide payment instructions at the time of confirmation.
When is the remaining balance due?
For direct bookings, the remaining balance is typically due prior to your arrival date. The exact payment schedule and due date will be outlined in your booking confirmation. For bookings made through Airbnb or Vrbo, payment timing follows that platform’s standard policies.
Are there cleaning fees or additional charges?
A cleaning fee is included with each reservation and is listed on the property page alongside the nightly rate. All applicable fees including service charges and taxes are disclosed during the booking process so you can review the full cost before confirming.
Do I need to pay the full amount upfront?
For direct bookings, we typically collect a 50 percent deposit at the time of booking with the remaining balance due before your arrival date. For Airbnb and Vrbo reservations, payment follows the platform’s standard schedule.
Are there any hidden fees?
No. All costs including nightly rate, cleaning fee, service charge and taxes are disclosed during the booking process before you confirm. Some properties require a refundable security deposit which is returned after checkout inspection.
Do you offer discounts for extended stays?
Yes. We offer weekly and monthly discounts on most properties. The longer you stay, the more you save per night. Contact us for a custom quote on stays of seven nights or more.

What types of pets are allowed?
Only dogs are allowed, and only at our dog-friendly homes. Other animals including cats, birds and exotic pets are not permitted. Service animals are welcome at all properties regardless of our dog policy.
Is there a pet fee?
Yes. Dog-friendly cabins charge a per-stay pet fee which is listed on the property page. The fee covers the additional cleaning required after a dog stays.
Are there fenced-in areas for dogs?
Some of our dog-friendly properties have fenced yards or designated dog areas. Check the property description for details or contact us to find the best fit for your pup.
Are there dog-friendly trails nearby?
Yes. Beavers Bend State Park and several trails in the Hochatown area welcome leashed dogs. Our digital guidebook includes dog-friendly trail recommendations and tips for exploring with your four-legged friend.

What is the cancellation policy?
Cancellation policies vary by property and booking channel. For direct bookings, cancellations made 30+ days before check-in receive a full refund, 14-29 days receives 75 percent, 7-13 days receives 50 percent, and cancellations within 7 days are non-refundable. Third-party platforms follow their own policies. Specific terms are provided at the time of booking confirmation.
Are pets allowed?
Only dogs are allowed, and only at our dog-friendly homes. Dog-friendly properties are listed in our Dog-Friendly collection with any fees or restrictions noted on the listing page. Cats, birds and other animals are not permitted. Please confirm with our team before booking.
Is smoking permitted inside the cabin?
Smoking is not permitted inside any of our cabins. Some properties allow smoking in designated outdoor areas. Review the house rules for your specific cabin and contact us if you have questions.
Are events or large gatherings allowed?

How do you ensure cleanliness before arrival?
Every cabin is professionally cleaned and inspected between guests using a detailed turnover checklist. We verify that linens are fresh, surfaces are sanitized, amenities are restocked and the property is guest-ready before each check-in.
How often are hot tubs cleaned and maintained?
Hot tubs are treated and tested on a regular maintenance schedule between guests. Water chemistry is checked and adjusted, filters are cleaned and the tub is sanitized before each arrival. If you notice an issue during your stay, let us know and we will address it promptly.
What if bad weather affects my trip?
We monitor weather conditions and communicate proactively with guests about any impacts. In severe situations like ice storms or flooding, we work with you to reschedule when possible. We recommend purchasing trip insurance for added peace of mind.
Are there security cameras at the properties?

How much does co-hosting cost compared to property management?

Will I still own my Airbnb or Vrbo listings?

Can I block dates for personal use?
Absolutely. You can block dates at any time by contacting our team. We ask that personal-use blocks be communicated as early as possible so we can plan the rental calendar around your schedule.
What if I want to stop co-hosting?
You can end the co-hosting arrangement with standard notice. Since all accounts and reviews remain under your name, you can transition to self-management or another service without losing your review history or guest data. Your Airbnb Superhost status and your entire account stay with you.
Does my property need to meet specific standards?
Our portfolio is positioned as luxury rentals, so we look for cabins and homes that meet a high standard of quality and guest readiness. During our initial consultation, we evaluate the property condition, furnishings and amenities. Yes. You receive a notification before each guest arrival that includes the guest’s name, the dates of their stay and the number of guests in the party. Our team handles all guest communication and logistics so no action is required on your part unless you have specific preferences.

You choose your cleaning and maintenance teams and decide when you want to block your property for personal use. You also maintain ultimate decision-making power over how your property is run. We handle the rest.
Which platforms do you manage?
We manage properties on Airbnb, Vrbo, Google Vacation Homes, various smaller listing sites and we provide you with your own direct booking website. We use professional property management tools to keep calendars synchronized and to streamline guest communication across all platforms.
Do you create a direct booking website for my property?
Yes. In addition to listing your property on Airbnb, Vrbo and other OTAs, we create a website for your property that allows guests to book without the typical OTA booking fees, saving them hundreds of dollars on their trip. Bookings from your website receive the same property protection you get from listing on the OTAs without the restrictions of their policies.
Do you handle sales and lodging tax remittance?
Yes. Property owners renting in Oklahoma are required to remit monthly sales and lodging taxes to the tax authorities. We take care of this for you as part of our services. One less thing on your plate.

Cancellation & Refunds
What happens if I need to cancel my reservation?
Cancellation policies vary by property and are outlined at the time of booking. If you need to cancel, contact us as soon as possible. Trip insurance (purchased separately) may reimburse you for covered reasons like illness or severe weather. We do our best to work with guests on rescheduling when possible.
Does the protection cover weather-related cancellations?
Per-stay damage protection does not cover cancellations. For weather-related cancellations, trip insurance is the appropriate coverage. We monitor severe weather events and communicate proactively with guests about road conditions and safety. In extreme situations, we work with guests to reschedule.

What does the damage protection cover?
The per-stay damage protection covers accidental damage to the property and its contents during your stay. This includes things like broken furniture, stained linens, damaged appliances and similar incidents that happen during normal use. Intentional damage, illegal activity and violations of house rules are not covered.
Is trip insurance available for my stay?
We recommend purchasing separate trip insurance to protect your travel investment. Trip insurance can cover cancellations due to illness, weather events, flight delays and other unexpected situations. Several reputable providers offer short-term rental trip insurance that you can purchase independently before your stay.
What should I do if something is damaged during my stay?
If accidental damage occurs, contact our guest services team right away at 580-855-4844. Document the damage with photos and a brief description. Reporting damage promptly helps us resolve issues quickly and ensures the protection coverage can be applied. Do not attempt repairs on your own.
Am I responsible for damage caused by my guests or dogs?
The person who made the reservation is responsible for all guests and dogs in their party. Per-stay damage protection covers accidental incidents, but the booking guest should ensure everyone in their group follows house rules. Dog-related damage at dog-friendly properties is handled on a case-by-case basis.

How is the coaching delivered?
Coaching is delivered through eight one-on-one Zoom sessions with an experienced Host Coach. Sessions are scheduled around your availability. You also get access to resources, templates and tools between sessions to keep you moving forward.
Do I need to own a property before enrolling?
No. Many participants enroll before purchasing their first property. The program helps you evaluate markets, analyze deals and set up systems before you go live. Getting started early means you launch with the right foundation from day one.

Yes. Part of the coaching covers building a reliable local team. Your coach can share best practices for finding, vetting and managing cleaning crews and maintenance contractors, plus tips for creating turnover checklists and quality control processes.
